2. The original Farmhouse and adjoined buildings

These buildings with a total potential living area of some 200 m2) would be ideal for a renovation project and comprise of typical Breton cob wall rendered buildings with later additions in concrete blocks under slate and composite tiled roofs. The original farm building has a square ground floor room (40m2) with concrete floor, beamed ceiling and large original open fireplace, electrical a water supplies are contained on this floor. Adjacent to the modern house is an old two storey cider making building and grain store with cob walls and a tiled roof, at the side of the building is the old cider press, the ground floor (25m2) contains the old cider making facilities and barrels this area has an earth floor and a renovated beamed ceiling, presently access is gained from a wooden door at the rear of the building, however there is an old front door and window on the property but these are currently boarded up, the first floor grain store area (25m2) has a new oak floor, access to this area is gained through a hayloft type door via a ladder at the front of the property.

3. The land surrounding the buildings

A gravelled entrance drive off a country lane passes the side of the old farm buildings and turns into a large gravelled and grassed courtyard area surrounded by low garden walls, within this area there is a large circular granite walled sun bathing/splash pool/BBQ area this area is fully tiled. There are large granite steps leading to an upper sun bathing area and a further set of small granite steps leading to the orchard.

4. Local facilities

The property is situated 2km south of the small village of Sevignac which has a school, post office, a small general store and two bar restaurants. There are pleasant county walks in woods and around lakes close by. 6km to the east is the small market town of Broons which has two supermarkets, various other shops and retail outlets, bars and restaurants, a medical centre, pharmacy, dentist, vetenary centre and swimming pool, there is a weekly market held on each Wednesday in the church square.

The city of Dinan is 25km to the north east, the capital city of Brittany - Rennes is 60km to the south east and is easily accessible in 40 minutes via the N176 auto route.

The airport at Dinard is 40 minutes to the north east by car as is the port of St Malo, international flights to places other than the UK are available from Rennes and Nantes airports.

The coastal resorts of Val Andre, Pleneuf, Erquy and Saint Cast Le Guildo are to the north/north west the journey time is 35 minutes by car.
